To Buy Or Not To Buy….a Condo.

May mga nagtatanong sa akin na kakilala ko na nasa abroad kung OK ba talagang bumili or mag-invest sa isang condo dito sa Manila. Ang sagot ko dyan parati eh “malay ko, hindi naman ako bibili eh”. Parang suplado naman yung sagot na yun, kaya nagtanong-tanong ako para naman may intelligent answer ako (dahil sabi ng nanay ko eh intelligent daw ako). Actually, nag-ikot-ikot pa ko sa mga new condominium developments dito para may first-hand experience, hindi lang hearsay. So I went around the Fort area, yan ang latest upscale area dito. I visited The Icon and Serendra. Magaganda ang developments, puede na lumaban sa mga nasa abroad. Parang hi-end condos na sa Singapore. At say mo, kahit matagal pa ang turn-over, yung iba 2010 at 2012 pa, eh halos ubos na. Ang price range eh from the smallest unit (mga 40sqm) na P4M to the biggest (mga 100+ sqm) na mga P12M. Kahit ganyan ka-mahal eh ubos pa din. And nalaman ko din na most are being purchased by Pinoys abroad, either for investment or retirement homes in the future. So hindi naman puede na lahat sila mali, so baka nga wise move to purchase one. Eto yung simple math ko to help you.

1. Ask for the interest rate in the country. Yan yung rate ng savings mo dyan. So halimabawa, sa US 5% daw ang savings rate dyan.

2. Tapos, compare that with the projected increase in condo prices. Taking as example yung appreciation nung isa sa Fort, from their pre-selling price nung 2005, nag-increase na daw yung price ng 33%. “Daw” yan ha, hindi under oath yan nung tinanong ko.

So taking #1 and #2, mukhang panalo kung investment. Kung retirement home mo naman, panalo din kasi habang hindi ka pa magreretire, you can rent it out.

So, by simple math, mukha ngang Ok na mag-invest dito. Pero, pero, pero - syempre madami ka pang dapat tingnan na factors - saan ba yung area nung condo, sino ba ang developer, ano ba forecast the rental market in the next five years, etc, etc. In the end, ang investment talaga ay parating may risk. At depende sa risk, ganun din ang returns.
